Gas Landlord Checks
Every year 30 people die from carbon monoxide poisoning, caused by gas appliances that have not been properly installed or maintained, many others suffer from ill health.
The HSE has a leaflet – `A guide to landlords duties – Gas Safety` and a very informative website
www.hse.gov.uk advising of the current legal requirements for landlords providing accommodation.
As a landlord you must ensure gas fittings and flues are maintained in a safe condition. Gas appliances (including gas fires and cookers), heating systems, flues and chimneys should be serviced annually by a CORGI registered installer.
Before any new lease starts, a landlord must make sure that checks have been carried out within one before the lease date, unless the appliance in the property has been installed for less than 12 months. All relevant paperwork must be available to tenants before they move in.
As a corgi registered plumbing company, we have a regular clientele of landlords who we regularly carry out gas landlord checks for, ensuring tenants safety and completing the relevant documentation to comply with the government regulations.
